The benefit of having a survey carried out prior to purchase is well established and indeed strongly recommended by the Consumer Association and the Council of Mortgage Lenders. Building surveys are especially important when the property is old, extended, or structurally altered. Furthermore, full building surveys are recommended if the maintenance of the property is neglected and is in disrepair. RICS research has found that homebuyers who fail to have a survey are forced to make unplanned building works to their property after purchase. The average bill for these works is over £1800.

Advice

Buying your own home is a big step and a great personal investment, but your decision to purchase a property should be based upon relevant information and advice on the suitability and condition of the property.

 

In May 2012 “Which?” the consumer magazine recommended that property buyers obtain their building surveys from an RICS registered surveyor to safeguard themselves against unexpected costly repairs.

We provide the ISVA HomeSurvey at Level 2 report broadly similar to the RICS HomeBuyer Report and is suitable for most conventionally built residential properties, constructed since around 1900. A comprehensive Building Survey is a more detailed Level 3 Report, suitable for all types of building, but almost certain to be needed for very old properties, listed buildings, dilapidated buildings or properties that have undergone extensive alteration and extension.
